Privacy Policy

This policy explains what information this website collects, how it's used, and how to reach us with questions. It applies to visitors of this site.

What we collect

We keep data collection to a minimum:

  • Basic analytics. We use Vercel Analytics and Speed Insights to understand which pages are visited and how the site performs (load speed and similar metrics). We also count a few actions on the site — tapping the phone number or email address, clicking a button, using the mortgage calculator, and sending the contact form, the home-value form, the market-updates signup, or the Build My Search form — as events tagged with the page they happened on. This is aggregate, high-level traffic data; it never includes anything you type.
  • Form submissions. If you use the contact form, we collect the details you provide — typically your name, email, phone number, what you're interested in, and your message. If you ask what your home is worth, we also collect what you tell us about the property: its address, bedrooms, bathrooms, approximate size, when you're thinking of selling, whether you're also buying, and any upgrades or notes you add about it. If you sign up for market updates, we collect your email, whether you're buying, selling, or just watching, and — if you give one — the area you're watching. If you write to the site's builder through the web-studio page, we collect your name, email, and what you describe; that message goes to the site's developer, not to Robin. Either way, the message carries where it came from: the page you sent it from, the page you first arrived on, the referring site if your browser passes one, and any campaign tags (the utm_ parameters) in the link you followed. That lets Robin see which page or campaign a message came from. The form is delivered by Web3Forms, and your browser sends your submission to Web3Forms directly rather than through this website's own server. That means Web3Forms also receives your IP address and browser user-agent as part of the request, and handles it under its own privacy policy.
  • The open-house sign-in sheet. If you scan the code at one of Robin's open houses and fill in the sign-in page, we collect what you enter: your name, a phone number or email (one of the two is needed so she can reach you), and — all optional — whether you are already working with an agent, when you hope to move, how you are paying, a price range, bedrooms and bathrooms, the areas you like, whether you need to sell a home first, and anything else you write in. It is recorded against that open house, so Robin knows where she met you. Unlike the contact form, this one does not go through Web3Forms: it is sent to this website's own server and stored in Robin's private workspace, described below. It is used to follow up with you about homes, and it is not sold or rented.
  • The Build My Search form. If you ask Robin to build you a property search, we collect what you enter: your name and email (both needed — the search goes to that address), your phone number if you give one, and — all optional — the areas you're interested in, a price range, the kind of home, bedrooms and bathrooms, how you feel about an HOA, your must-haves, when you hope to move, how you're paying, whether you need to sell a home first, and anything else you write in. We also record that you ticked the consent box — on this form that box means Robin may email you about this search, and call or text you only if you gave a phone number; it does not cover automated dialing, promotional messages, or any mailing list — and where the message came from: the page you sent it from, the page you first arrived on, the referring site if your browser passes one, and any campaign tags in the link you followed. Like the open-house sign-in and unlike the contact form, this one does not go through Web3Forms: it is sent to this website's own server and stored in Robin's private workspace, described below. It is used to build your search and follow up with you about homes, and it is not sold or rented. Nothing about it is automated — Robin reads it and sets the search up herself.
  • Property searches inside the embedded search tool. Our property search, the open-house list, and each neighborhood page embed a third-party IDX search application from idxframes.com, which displays live listings from the Coastal Carolinas MLS. That application runs inside a frame on the page and is operated by the IDX vendor, not by us: it can see the searches and filters you run inside it, and it may set its own cookies or other storage on your device under its own privacy policy. We cannot read, control, or switch off what happens inside that frame.

Cookies and analytics

Vercel Analytics is designed to be privacy-friendly and cookieless — it does not set advertising cookies, does not track you across other websites, and does not build a personal profile of you. It helps us see general trends, like which neighborhoods or listings pages are popular, not who you individually are. It runs on the public pages of this site only.

This site's own code sets no cookies. It keeps one small note in your browser's session storage — the page you first arrived on and any campaign tags in the link you followed — so that a message you send later can say where you came from, plus a marker so the calculator is only counted once per visit. Both are deleted when you close the tab and are never sent anywhere except with a message you choose to send. One thing does persist: the boxes you tick on the seller's coastal prep checklist are saved in your browser's local storage so the list remembers where you were next time. That stays on your device, is never sent to us, and is cleared with the list's Reset button or your browser's site data. That assurance covers what we control — it does not extend to the embedded IDX search application described above, which is operated by a third party inside a frame and may set cookies or other storage of its own.

How we use your information

  • Contact and home-value form data is used to respond to your inquiry — to follow up about buying, selling, relocating, a home-value estimate, or your question. It is not sold or rented.
  • Market-updates signups are used to send you occasional email about the market you told us you're watching. These come from Robin personally — there is no automated mailing list behind the signup — and replying to any of them to say stop is all it takes to opt out. This information is not sold or rented either.
  • Your phone number, if you give one and tick the consent box. This describes the checkbox on the contact and home-value forms; the Build My Search box is narrower and is described separately below. On those forms the checkbox is broader than a one-off reply: by ticking it you agree that Robin Smith and Weichert, Realtors® – Southern Coast, or a service provider acting for them, may call or text you — including marketing and promotional messages, and including by automatic telephone dialing system — even if your number is on the "Do Not Call" list. Ticking it is not required to get any service, and you can withdraw consent at any time by telling Robin using the contact details below. If you do not tick it, your number is used only to reply to what you asked about.
  • Open-house sign-in details are used to follow up with you about homes like the one you visited, and to remember what you told Robin you were looking for so she does not have to ask twice.
  • Build My Search details are used to set up a saved MLS search for you by hand, to send you homes that match it, and to follow up about them. Every submission is stored as its own new record and nothing is merged automatically — because anyone can type an email address into a public form, what you send never changes a record Robin already has. If she thinks two records are the same person she combines them herself.
  • Your consent on the Build My Search form. Ticking that box means Robin may contact you by email about the search you asked for and, if you gave a phone number, by call or text. It is not the broader consent described above: there is no automatic dialing, no promotional or marketing campaign, and no mailing list behind it. The box is required on that form, because the whole point of it is to ask Robin to get back to you — if you would rather she did not, don't send it. You can tell her to stop at any time using the contact details below.
  • Analytics data is used to understand site traffic and improve the site's content and performance.

Where open-house sign-ins are kept

Robin keeps her working notes — who she is talking to, what they are looking for, and what she has promised to do next — in a private workspace on this same website. It is behind a password only she has, it is not linked from anywhere on the public site, and search engines are told to ignore it. An open-house sign-in goes straight into it. Nothing you enter there is shown on any public page, and it is not passed to an advertising or marketing service.

If you email Robin

Robin's email is her own inbox, and it stays that way. The private workspace described above can read her incoming mail so that it can sort what needs an answer from what does not, and so a request does not get lost. It cannot send, reply, delete, file or change anything in her mailbox, and nothing you send is published anywhere.

To sort it, the text of a business email may be sent to OpenAI, which reads it and answers "does this need Robin?". What the workspace itself stores is a short summary and a few sentences from the message, not a second copy of your email. Nothing an email suggests changes Robin's records on its own: she reads and approves every one.

What OpenAI does with it. Under their API terms, content sent to the API is not used to train their models. The workspace also asks them not to store the reply for later retrieval. However — and we would rather say this plainly than imply otherwise — OpenAI keeps content in their own abuse-monitoring logs for up to 30 days by default, unless an organisation has been separately approved for their stricter retention options. We have not applied for those, so please assume the 30-day default applies. If that matters for something you need to send Robin, phone her instead.

Some mail is deliberately never read this way. If a message looks like it contains a Social Security number, bank or wire details, identity documents, tax information or credit information, none of it is sent anywhere — Robin is simply told to open it herself. Attachments are never opened, read or stored; only their file names are listed.

Third-party services

A few third-party services help run this site: Vercel (hosting, analytics, and performance), Web3Forms (delivery of the contact and home-value forms and the market-updates signup — the open-house sign-in and Build My Search forms do not go through it), the idxframes.com IDX search application embedded on the search, open-house, and neighborhood pages, OpenStreetMap map tiles for property and office locations, and OpenAI (sorting Robin's incoming email, as described above). Each has its own privacy policy. Outbound links to partners (such as lenders or inspectors on the Client Resources page) may take you to third-party sites with their own policies.

Data retention & your choices

Contact submissions are kept as long as needed to respond and follow up. You can ask us to update or delete the information you've shared, or ask what we have on file, by contacting us below. You can also limit analytics by using your browser's privacy settings or a tracker-blocking extension.
